South of Davis Drive is still a study, which is why he marked his own initiatives A- rather than A+. The term’s downtown changes are real and mixed: more parking and events, a tennis centre converted. He cast the rare no vote of this term, on timing, not on the funding ask itself.
The C+ is this site’s grade. Letters below, where they exist, are the councillor’s own card. The mayor’s grade remains B-.

An urban village south of Davis Drive
He says the area studies and traffic study are the motions he drove, and that the next term is when he wants them to move. He compares the pace to Main Street, which he says took years. There is no construction start.
- Unverified
Reply within 24 business hours
He says that is his rule, including a holding reply on complicated files, and that downtown homelessness and encampments are handled behind the scenes. No log or count is published.
What changed
Better means a sourced improvement in the ward. Worse means a source shows the ward lost something. Mixed means both. Still open means the claim is not checked yet.
- Mixed
Downtown tennis centre became parking
Local coverage of his term names expanded parking on the old tennis-centre site, plus events such as Summerfest, alongside the unfinished work south of Davis. The story does not print a vote tally for the conversion.
- Still open
Lone no vote, on timing
On February 10, 2025 he voted against asking senior governments to share GST on property sales and the land-transfer tax. He said he supported the ask and opposed the timing. The motion carried. Coverage called a dissent rare for this term.
This file has no worse mark. A blank here means a loss has not been documented, and the open items above are still unchecked.
